Why Wisrem

We start with your objective, not with a country.

We compare different markets side by side, based on whether your priority is residency, income, capital preservation or lifestyle.

01

We are not tied to one market

We assess alternatives together, across Türkiye, Europe and the Balkans.

02

Eligibility first

We check which investment and residency routes are genuinely open to you, given your nationality, budget and objective.

03

We show the total cost

Alongside the sale price we account for taxes, duties, legal fees and running costs.

04

We stay with you after the sale

Our support continues through letting, rent collection, tax and ongoing property management matters.

Market comparison

Same budget, different objectives.

Each country has different entry costs, residency options, return dynamics and investment characteristics.

Property + Residency

Greece

One of Europe’s stronger options for investors seeking both property investment and residency.

The investment threshold and eligibility vary by region, by the type of property and by how it is used. A single figure does not apply across the whole of Greece.

Property + Capital Protection

Germany

A market assessed for euro-based investment, an established property market and long-term capital protection.

Buying a property does not on its own grant a residency right in Germany. Residence is assessed through separate routes such as employment, entrepreneurship or skilled employment.

Lower entry + income-focused investment

North Macedonia

For investors who want to explore property and income opportunities in the Balkan market with a smaller investment budget.

Rental yield varies with location, property and running costs; no fixed return is promised. A residence route based on property ownership depends on nationality.

Why checking matters

The 3 most common mistakes in European investment

“If I buy a home, I automatically get residency”

Buying a property does not grant residency rights in every country. The country’s current programme must be checked separately.

“A golden visa is the same everywhere”

Investment thresholds, eligible investment types and residency conditions vary considerably from country to country.

“High rent means it is a good investment”

Rental yield alone is not enough; taxes, expenses, vacancy periods and exit value must be assessed together.

Wisdom of Real Estate Management

Frequently asked

Common questions

Does buying a home in Europe grant residency automatically?

No. Buying a property does not automatically grant residency in every country. Some countries run residence-by-investment programmes, but conditions, thresholds and eligible investment types differ. The current programme of the country concerned must be checked separately.

Which countries in Europe still offer residency through investment?

Programmes change. As of the date on this page, Greece, Hungary and Latvia have open routes; in Portugal the route continues but investment cannot be directed at real estate; Spain’s investor visa has been abolished. We verify the current status from official sources before every application.

Is the Greek Golden Visa still open?

Yes, the programme continues to be administered by the Ministry of Migration and Asylum. However the investment threshold varies by region, by property type and by how the property is used; for residential investments there is a minimum main living area requirement of 120 m², which does not apply where the use is changed.

Can I get residency if I buy a home in Germany?

No. German residence legislation contains no residence permit based on buying real estate. Residence is assessed through separate routes such as self-employment, qualified employment or study.

Can a residence permit be obtained by buying a home in Portugal?

No. Under the current rules the investment activity may not be directed at real estate, whether directly or indirectly. The remaining routes are fund units, business creation, research and culture.

Which country provides the highest rental yield?

No guarantee can be given for any single country. Yield varies with the city, property type, tax regime, running costs, vacancy period and rental model. We compare markets by considering all of these variables together.

Do you provide letting support after I invest?

Yes. Our support continues through tenant sourcing, rent collection, tax filing and ongoing property management.

How do you determine which country suits me?

We assess your budget, nationality, residency objective, income expectation, investment horizon and exit plan together. The result is a recommendation; the final residency and citizenship decision rests with the relevant state authorities.
